	I tried to re-finance my 1st and 2nd mortgage with these two banks and was not successful due to owing more on my mortgages than my house is worth (& high credit card debt of about $25K). My spouse and I have student loans to pay for ($60K) and it is very depressing for us. What can we do to fix this financial and emotional problem. More details..we make over $200K per year but the bills and unexpected situations keep coming up. It is now affecting our marriage and we may be separating because of this financial tornado. we have two kids and a dog to care for also. It is tough but right now we are just maintaining to pay bills from pay check to pay check. How do we attack these issues without killing one another and becoming angry about it when we bring up the subject? Are there any highly seasoned real estate agents or financial gurus (anyone w.knowledge) to help us? Any internet or 800#'s? We need help REALLY bad!!

			<title>Open Question: I have a Qus, about home equity loans ?</title>

	Husband was becoming violent, and my daughter was upstairs sleeping. Was escalating, yet again, so finally left for good. I have been on sick leave for two years, due to clinical depression. Was planning on going back to school, my soon to be ex-husband, told me prior to this last episode, that his daughter would not be coming to our house for her usual visits, because we didn't have any food, or money. I asked him what my daughter him and myself were sopposed to do, and he started freaking, and once again, through my illness in my face, and said "get a job". I have been with him for four years, and for the first year, he stayed with me in my condo, and didn't offer a red cent.(my stupidity)!!  My illness was triggered by something that happened at work, but I was diagnosed 20 yrs. ago. I have also had major surgery. What am I entitled to, because I haven''t had an income, I am now staying with my Mother in a 1 bedroom, condo, and only have child support for my daughter. He has just abandoned me completley, I have no finacial anything, untill house sells, He has good job, and good credit. He screwed up my credit, as i agreed to get a home equity loan, if both of our bills were paid with it. He purposley didn't pay mine. So any ideas on what the heck I can do???  I also have a diabetic daughter (from previous marriage) and this has taken such an emotional toll, that she has been sick for a week???  Legal advice please..... I am sooo very scared. I/we could be homeless!!!  He has basically dropped off the planet.
My daughter is from a previous marriage, I do recieve child support from her. I thank God, did not recieve any injuries, I have in the past, that is why I left before it could happen again. I didn't leave before for fear of what is happening right now. I am about to be homeless. So frozen, don't even know what resources to seek!!  House and vehicle in both names. he makes 80 grand a year, just got a nice bonus,,, he knows we have nothing due to my illness. Hasn't offered a thing. We were communicating regarding getting house ready to sell, but he doesn't answer emails anymore. Wow, glad I'm gone now, but why did I put up with emotional, physical, and now financial abuse!!  I am smart, just trusted counseling would help. I didn't make great money in the past, but I survived. Due to the circumstances that sorrounded the triggering of this damn depression, I have to do something else. He agreed, but has never offered to help me out financially with that. Weren't we a family??

	I just got laid off from my job of 16 years.  I need to go to school to get anywhere close to the income I need to survive.  I registered as a full time student and begin classes on Aug 25th and am officially unemployed as of Aug 31st.  Someone told me that I will not be able to collect unemployment benefits because I registered for school...Is this true??<br />

I took money out of my home equity loan but I'm going to lose my house.  I wanted the money because it's all my two year old and I have to live off of, we are moving in with a friend this weekend.  I had planned on getting a part time job....... Any other advice on dealing with unemployment or financial aid?<br />

	I've lived in a co-op for over 20 years.  Recently, the HUD loan was paid off for this property.  Now, we have converted to market rate condos, and we can sell our unit for whatever the market will bear.  <br />

I could really use a loan for paying down debt I've aquired over the years, and for home improvement as well.  Would it be possible for me to obtain a mortgage for maybe half of what my unit is worth ($20,000-25,000), and like buy it from MYSELF, so I can keep the place I live in, and also have money to payoff some high interest loans and credit cards?  It'd be like a refinance, but I am basically not financed at the moment.  Others here have sold to real estate offices, and other buyers.  I am just interested in getting some equity out of my unit for now.   I am ready to move immediately forward if this, if this is a possibility.  What do you all think?  Possible, or IMpossible?

	My wife and I consolidated our credit card debt. Between the both of us we had about 8,000, but I think we made a mistake with the kind of load we got. We had to put up one of our cars for collateral. The interest is kind of high and by the time we pay it off we would have payed back 15000 instead of the 8000. Is there a better loan out there we can get? Like a home equity loan or something? Any advice would help.

			<title>Resolved Question: SHOULD I REALLY KILL MYSELF?</title>

	Before I even get started; please don't post ANY websites or phone numbers if those links or numbers require any information or registration from me. If you are going to answer this question, please answer it in full in your post or suggestion, without you providing further information that I would have to surf away from this thread. I think its really crappy of some people to exploit people who are in serious need of answers, by giving out advertisement links or spam that can only make things worse. If you think you must post a link, at least explain the link and make sure that I don't have to provide ANY information if I go to your crappy site to find answers. Again, please do not provide me with any links that will require me to register or give any information to help me. I am seeking Answers, not more things to do.<br />
<br />
I am considering quietly murdering myself because of several issues that have mounted on top of each other in a large unsolvable stink of a pile.<br />
<br />
1. I have a very extensive criminal record that is for the most part not sealable. I have never murdered anyone, but i have a felony that I am a fugitive from - a drug charge from over seven years ago. I was not dealing, but we did have medication in a car I was in. I have a few misdemeanors on my record. I also have several dismissed cases that I cannot afford to get sealed.<br />
<br />
2. I am disabled by state approval, it is hard for me to work. I am highly antisocial and do not get along well with anyone.<br />
<br />
3. I am ugly and skinny and male. I am an adult. Because I have no money to take care of my teeth, the deep scars on my face, and my body getting older, I have serious issues all around. I am balding, I have distended muscles. Most of my problems come from damage in aging and I have no support from others to help me back to mental and physical health.<br />
<br />
4. I have ABSOLUTELY no family support and no friend support. As a result of something my parents did to me in my life, I have suffered immeasurable trauma, which has caused serious further issues.<br />
<br />
5. I am likely 100,000 dollars in debt and I own NOTHING worth equity. My debt includes repossessions and loans insurmountable b/c I cannot work a job. The debts are only getting worse but luckily I can't afford much any more.<br />
<br />
6. I have no degree worth more than minimum wage, noone will hire me b/c of a criminal background unexpungable, and b/c I am in such poor health.<br />
<br />
7. B/C I have no money except for the disability check I get each month and food stamps, I have little left for myself and for anything extra. It is nearly impossible to wash clothes, or do anything else but sit at home and let the bills rack up.<br />
<br />
8. I am in current criminal trouble b/c someone took advantage of my living situation. I wrote a bad check from a closed bank account that I had, I did not know I wrote the check on the closed account. When I found out the person was trying to steal from me, I reported it. However, they reported the check to the police later. I cannot afford small claims, an attorney, assistance, phone calls, and I cannot afford probation.<br />

9. I would rather not be homeless. I live in a small shack of an apartment and I live alone. I cannot afford a pet.<br />

It is true that I am looking for a simple answer, or if the answer is not simple - then just one answer that will make it all better. Perhaps there IS NO ANSWER. I don't care if there are plenty of others like me, I don't care about them, I care about me. If I cared about them and if I had anything to offer the homeless or others, I would. I don't care about 'having an attitude of gratitude', that makes things worse and doesn't pay bills.<br />
<br />
Based on these issues, I feel like killing myself could be one possible solution that would make everything be solved. Since I don't have any family looking after me or wanting me to be part of their lives, and since I don't have a circle of friends, death is one viable answer. That is to say that I don't foresee myself becoming someone who is going to be socially acceptable any time soon because of severe physical issues and physical damage, my debt issues, my issues with trauma and people, and my overall life with finances and legal issues. <br />
<br />
I realize that I am looking for something that will finally amount to anything in my life. Everything that I have had in my life has either gone, turned on me, or turned into something not worth having. <br />
<br />
I am looking for one answer, possibly, that would make a difference in my life. Working at min. wage job at my age, in my thirties, is hardly an option b/c i do not want to be around others who are of the same poor health, or teenagers who wine, or people who are needy. I am sick of people who see that I am damaged and further try to damage me or steal from me. Yes, I am paranoid of people b/c I live in the USA and we are taught to be needy and selfish to others; entrepeuneurial or whatever. I am alone and only older people who are worse than me seem to want to hang out. I write a little bit, but it just seems as if when things sometimes may start to look upward, something else always happens.<br />
<br />
God is NOT going to help unless IT finally reveals ITSELF to me after thirty and more years of praying and nothing happening and feeling guilty for something that does not exist, praying does not help, and I have played the lottery and not won. I do not feel down or as if I am being irrational, I am not being pessimistic here but I am being rational about solutions. I am tired of being at the bottom of everything. I want a difference in my own life that does not relate others trying to help me as if I owe them anything. I am not looking for acceptance, just something that says I matter here, because there is just one bad thing after another in my long life of bull. I understand that if I tackle one problem at a time I will be okay, but I'm just tired of doing that. I don't want to wait and wait for problems to get better. I need something that will make one noticeable difference in my life, and something that will give me incentive to take all of the other harsh things in my life in stride so much that they will get solved quicker.
I do own a van but it's not worth much at all. I own a personal computer but it's crap. I own a television and a leather couch. I own clothes, and some other crap. But I can't do anything with them really. I'm lost.
My former college found out I had a criminal record, they expelled me. I got back into a community college but can't do much with it right now. Last year I got out of a five year relationship that was really really bad b/c the other person was also disabled like me. She stopped by the other day after things were looking up, and it really caused me to go into a downward spiral again. I started coldcalling all the connections I was starting to make. I wish she would leave me alone, but I made the mistake of calling her to talk and lie to her to throw her off the scent about what I was doing with my life now. I told her I was engaged and the new woman was pregnant. I feel really alone and powerless like I did when I was with her. I am glad I ended it with her. Not that I am better than anyone, but its people like that who have severely damage my life all along. I guess that is one good thing that I am finally getting away from people like that.

I think you  have good answers that are rational and well thought. After I wrote my very long description last night, I laid down and eventually I fell to sleep. I think it is right to look at any answer that may or might not help me, including death. I don't believe in a power outside myself though it is true I constantly look outside myself for answers. It is true that I like things to be easy. I do like a challenge. Maybe a few more days can't hurt. If I hustle, maybe, just maybe, I can come up out of this huge pile of issues. I guess at least; I'm glad I'm not super obese that I can't walk. And at least I'm not in prison where I have to defend myself or couldn't even write this thread, that would really suck. Uuum, at least I'm not paraplegic. Perhaps if I am a little more patient, an answer might come to me. Perhaps. Thank you!

Thank you  ?  for your specific comments. I agree with you: there is nothing outside of myself. I also appreciate you reminding me that I am somewhat intelligent. I have made some really bad decisions in my own life, but fortunately these decisions can very slowly be turned around if I make them turn around and push a little more. At least, I can believe they will turn around even if the decisions can't be undone, and maybe belief and dreams sometimes is all a human has.

			<title>Open Question: if your husband has been abusive and has cheated on you do you still have to split everything with him .?</title>

	I bought my house 3 years ago($280,000. I did no money down and 100% interest because I was trying to keep my payments low so I could pay off a debt. That debt was paid off Yah! but now the market is not helping me. I thought I would have some equity due to hoping the value of my home would slightly increase. I have put $12,000 in improvements into the home. Usually you can only refinance up to 90% of the value of the home. Which would cost me @ $25-$30,000 at closing. My current loan is going to go up by $600 a month. Ouch! I can afford it. It will be tight. Should I just hang in and hope the housing values will increase in the next few years or should I find the money to refinance?

	If two people are on the mortgage loan and deed and get divorced and only one is granted the marital home and decides to sell the home, does the other have to sign off on the marital home? The divorce settlement does show the granting to the other spouse, would the equity after being sold have to be devided?

	I am $12,000 in credit card debt. $8000 of that is at 4% interest and the rest is at 0% for the next 3 months. I have around $30,000 equity in my rental property, and another $30,000 in my 401k. My minimum payments each month are $210. Do I continue to make payments of $500 per month, take out a home equity loan from my rental property, take a loan from my 401k, or refinance my rental property (presently 5.5% fixed 30yrs). Or any other advice would be greatly appreciated.<br />

	My boss asked me to give him information regarding loans.  He wants to get a $5,000 to $10,000 loan.  He owns 3 houses (duplexes).  He uses 2 1/2 (lives in one)  as rental property.  However, right now he is in a cash crunch as they are vacant and he wants to fix them up before renting.  he is old school - born in 39 and he has asked me to get him some information regarding this.  he wants to borrow just around $5,000 - enough to live on and fix up the houses just a bit - he is almost 70 - and he is very tight on money - being born in depression - very concerned about not borrowing too much.....he is out of town and i am trying to get this information for him.   <br />

i dont think he wants home equity loan......can he do this secured loan thing?  he said he saw where you could use your car as collateral but his car is a 2000 Truck - i don't think it would work for a $5,000 loan.  he was just dumbfounded that owning 3 houses he would have trouble getting a loan.  his credit score is 563.  he said his bank doesnt even do personal loans.   thanks for any help.

	I want to purchase a house.  Recently, I paid off my vehicle, paid my credit cards off, and paid another vehicle off with a home equity line of credit loan.  This means I have two mortgages making my payments at $1,023.00 a month.  I am looking to purchase a house because I always wanted a house instead of a town-home which I have been living here for 10 years.  The second reason why I want to make this move is because the property next door is rental property and since it has been rental property the landlord tend to rent to fighting couples in other words usually to a woman with kids and then she moves her boyfriend in and she works and he doesn't.  I seems to be a pattern.  I do not feel comfortable living next door to them.  I think they are on drugs and they yell incoherently and it doesn't make since.  I think he thinks I had been complaining about them to the landlord, but the neighbors on the other side of him complained to the landlord about their behavior.  Now he's watching me.  So getting back to my question did I better my chances or ruin my chances in being approved for a loan for the house?

	I applied for a Home Equity Loan from Bank of America.  I was denied because they said my Transunion FICO score was 668.  They only pulled my Transunion report - no late payments, only $36 balance on one credit card out of 3 (10,000 total available), no collections, etc.  Only thing is short history of 3.5 years for credit cards.<br />

I checked my Transunion via Truecredit Score. TU 753, EX 743, EQ 724.  I know these are considered FAXO scores.<br />
<br />
So I check myfico.com scores.  TU 734, EX 686, EQ 716.<br />
<br />
My Experian VantageScore is 818 - Grade B - Prime Plus  <br />
<br />
How could Bank of America get a score of 668 using only Transunion?  Even if you add all 3 myfico.com scores together and divide by 3, you still don't get 668, you get 712. <br />
<br />
I am going to other Banks. But just am curious how they got that score.  It is like they pulled it out of thin air.  Thank you for answers!!

the problems are neither of our credit scores are that good. So getting anew home loan may not be an option rite now. And we don't want to sale our existing home and have to take money to closing because the home has not had time to build up a lot of equity. <br />

	I lived in my own home for 20 years before I got married.  Once married, I sold my home to purchase another with my new husband.  I took ALL of the equity in my home and used as a down payment for the new home.  He didn't contribute anything to the down payment.  I also took 30,000 cash money for repairs and improvements that he also did not contribute to.  Additionally, there was a second mortgage taken out for another major repair just 3 months before he said divorce (and it was a 5 year loan).  His only contribution was to the monthly mortgage payments.  So now, 3 years into the new home, he wants a divorce and wants to walk away with nothing.  His attorney is telling me that once I took a "premarital" asset and made it a "marital" asset, I gave up 1/2 of that asset.  Is his attorney correct?  Does it sound fair that 1) I have to sell my home because of affordability, 2) be left to pay off the balance on the second mortgage by myself, 3) pay the entire broker commission, 4) lose my equity to cover these costs in addition to the bad market conditions, 5) give up 1/2 of what's left when he didn't contribute to it?  All input is helpful and appreciated!

	Do lenders allow you to sell your home and then roll over what is still owed on the home into another loan if the loan value is more than the sold amount?  We owe $410k and our home is not worth more than $340-350k. 	To make a long story short I applied for a home equity loan and was declined by B of A. My credit scores are a 790, 812 and a 680. The 680 was so low b/c of an AT&T charge off that was never mine (the SS# was one digit off from mine). I had that removed already but after B of A declined me. I even sent a letter that the AT&T charge off was removed but it still didn't help. I owe 93,000 on my house and it is valued at 189,000. My area didn't get hit bad by the foreclosure issue. The lady at B of A told me that they will do 85 ltv. The only other bad thing that I had were 3 late Searscard payments mid last year. They were 15 dollar payments that I forgot to pay. I owe nothing on credit cards, 1 joint car payment for 200/month with my wife and my mortgage of 950/month. My house is only in my name (not joint with my wife's). I make 55k/year. I thought that my situation sounded like a banks dream. Any opinions? Are loans really that tough to get with the real estate situations or does B of A suck that bad? Oh, did I mention that I have 46k in a savings account with B of A? What do you think? Am I better off going to a bank or a credit union? I don't want to run my credit again unless I am sure that I will be approved. I value your professional opinion but please dont waste your time trying to get my business.
I cant use my wife because her name is not on the house.

	Example: I buy home for $500,000 on an interest-only bridge loan (owner financing) for a period of 3 years (have to get it financed by another lender at end of 3 years), and have $60,000 to put down on the refinance at the end of 3 years.  This leaves $440,000 to get financed after 3 years.  If the house is appraised at $540,000 at that time, does the bank look at it like they are really approving me for financing in the amount of $300,000 rather than $440,000 since I have $140,000 in equity?

I have $20,000 in credit card debt that is making me desperate.  <br />
I have approximately $35,000 in my home equity.  <br />
I have about $20,000 in an IRA.<br />
All of my credit card interest rates are below 8%, but would I be better off consolidating the credit card debt and getting an Equity loan of some type over 10 years?<br />
I've never missed any minimum payments or any payments on bills.<br />
<br />
I'm worried about continuing to be able to pay the high credit card payments.   <br />
<br />
My mortgage rate is 5.25% and although I could sell my home and pay it off, I think the mortgage rate I'm paying would be less than even rent if I sell the house.<br />

What are the positives/negatives of Home Equity Loans?<br />

	My mother recently passed away.  My dad has recieved her life insurance and has cashed out her savings accounts.  He wants to split this money between me and my brother.  He said that mom asked him to pay off my house and to pay my brother's way through school.  He is going to set up an annuity account for my brother that will only allow him to get a set amount every month for the next 7 years.  He wants to pay my house off with my half of the money.  This is fine with me and what I would probably do with the money anyway.  The catch is that when he pays off the house he wants the deed switched over to include his name.  The deed is currently in mine and my husbands name.  His reasoning for this is that he doesnt want us to be able to turn around and get the house refinanced.  I asked if I would be able to get the annuity that my brother is getting and he said that I could however because the interest is lower on the annuity than on my home loan at the end of seven years I would still owe on the house.  I dont know what to do.  I don't know what is the safest thing to do and need some advice.  We already have about 45,000 built up in equity in the house.  And we have no problem making the house payments now.  thanks in advance for any advice thank you.

	Paid for house then accrued cc debt by spouse took out equity loan,pait it off. Again spouse accrued cc debt,took another home equity loan and can not keep up. Now, I think since I paid off house twice , the third time I am a fool to do it.Guess what I am going to do ? I am going to let the frickin bank take the house since my frickin spouse can't control spending. So deep in debt can't see any light. I'd rather get a divorce than live with a spender.I'll teach spouse a lesson,for spending. Yes it means we'll all be out on the street.Even me.We keep paying Interest only and it makes me mad as hell seeing all that unecessary money going out the window.Cut off my nose to spite my face right.

	I need some help getting my finances back on track. I would like to get a HELOC or ???? to consolidate several of my bills (credit card and other loan) Home equity is about $150 k (loan bal. of $265 and value of $420k)<br />
I need about $25k I have Credit cards ($15k) and other vehicle loan($10K) that I would like to pay off and yes cut up the cards and not use them. I'm tired of all the finance charges and really never getting them paid down. My total monthly payment on cards and loan is about $700, so I'm hoping to save a couple of hundred there if I can.<br />

Unfortunately my credit is not the greatest at the moment as I have had a couple of lates. (please don't beat me up on this, I already know how bad it is) I know how important it is to keep my credit good and working on it.<br />

Any thought on how I can proceed? I don't want to refinance as I have a pretty good 15 yr loan that I don't want to mess with.<br />

Yes, I have just evaluated my spending habits and will be making some drastic adjustments.  Ex. No more pool man, No more gardner, No more video memerberships, changing satellite options, etc. I have 5 children - 4 in college and 1 in elem. school. We have big food bills (start using coupons). I don't want the kids worrying about contributing while they are in school they do have jobs and pay all their extra stuff and will be helping out more.<br />

Yes, I have seen all the ways to help like paying off one cc at a time but I need help now. I know my habits have been part of the problem but that will change. I can't continue paying on all my cards. I even set up bill pay to pay them weekly and that’s not working.<br />

Help.. Just looking for thoughts. <br />

About 4 years prior to our marriage, my husband bought a home with a good friend of his. At the time they had a verbal agreement that if one wanted to sell then they would sell the house. <br />
<br />
Flash forward.. my husband and I get married, he wants to sell his half of the house so we can buy another. His friend doesnt want to. So the friend offers to give him his downpayment back. But not right away, in a year. No, increase in equity (though he could sell the house for more) no interest. My husband agreed to it, because he's just desperate to be off the mortage. <br />
<br />
Also, my husband found out at that time that the friend had taken an equity loan for the 65K that they put down on the house. The whole downpayment, not just his half. <br />
<br />
So they went to a lawyer, had a contract drawn up and the contract stated that the friend would #1 take my husband off the mortgage, and #2 pay him his downpayment back. This was to happen as of May 31, 2008. <br />
<br />
My husband hasnt heard from him and cant get ahold of him! My husband is so stressed out... Any advice on what to do?? <br />
<br />
To make things more complicated. The friend owns the company my husband works for and my husband's sister lives in the house. <br />

	Ok here is the situation.. going to try and make it as short as possible. My husband went to our mortgage company (Litton) to see about doing a refinance for a $10,000 loan (to pay off a vehicle and some other bills). We have a lot of equity in our home, as it was a remodel. They referred him to Avelo for the refinance. Basically the interest rate will drop only half a percent, our monthly payments will be lower than our mortgage plus car payment right now, and everything is supposed to stay the same (as far as being a fixed rate with no prepayment penalty). There will be closing costs, I'm not exactly sure how much. The thing is, they want us to pay a $500 deposit for the inspection and other fees they incur in starting the process. I'm just not having a good feeling about all of it. What do you think, is this a smart move? Should we try for a home equity loan instead? We are really trying to get our monthly payments down. Also, he said he needs to lock in today, because of rates?
Here is a better solution: Both of you work a part time job of 15 hours per week and have the ENTIRE proceeds of that extra job go towards that $10,000.<br />

If I got a job, instead of taking classes online, I would be working to pay entirely for daycare. Just saying...
I didn't have a good feeling about it anyway, thanks for the advice though. We technically don't have to do anything, we are still able to make our monthly payments. Were just trying to make it easier on my husband month to month. Thanks!
